After April’s Home Sales Numbers, the Cache County Real Estate market is doing really well. Home sales were way up, and the amount of real estate inventory on the market is way down. It looks like the Logan Real Estate market is really becoming a balanced market.

In this video, Robert Brown talks about how the expiration of the homebuying tax credits has clearly made an impact for Cache Valley Real Estate. There was a huge rush of buyer activity during the last two weeks of the month, as 95 homes went under contract. That’s a normal amount of properties going under contract for the entire month of April in Cache County. In total there are more than 200 homes currently under contract. The amount of inventory has also drastically reduced as there were more than 820 listings on Monday, and now there are less than 800.
The home buying tax credit clearly did stimulate or atleast move up home buying activity for Cache County Real Estate.

Home sales in Utah were substantially up during the first quarter. Some Salt Lake Real Estate areas saw nearly double the home sales as 2009. Sandy Home Sales jumped 48.5, Kearns/Taylorsville Real Estate Sales increased 54.2%, Midvale Real Estate improved 72%, and West Salt Lake sales jumped 122%. A big part of this increase is credited to the federal home buying tax credits.
If you have a home solidly under contract right now, that is expected to close before the end of June, you also have a good chance of getting that tax credit. However, if the property you have under contract is a “Short Sale” don’t count on the tax credits. Despite federal regulations, and efforts to make short sales more manageable, the process is still very slow and inefficient. There is a good chance the property you have under contract won’t close by the deadline, and may not even have full bank approval.

According to Bankrate.com, Mortgage rates are about the same as they were last week, really low, and should stay really low for a while as long as investors remain confident. There hasn’t been a big jump in rates as many expected with the end of the Federal Reserve’s buy downs of Mortgage Securities.
As long as interest rates remain favorable like this, home buyers will be able to get good deals on Cache Valley Real Estate.

Robert Brown posts this video blog from his car on a rainy day in Cache Valley. You might think a rainy day signifies cold, but in Cache Valley Utah rain signifies warmth because it is not snowing.
In addition to the weather warming up, the real estate market is picking up as well. Buyer activity has greatly increased as smart real estate buyers are looking to take advantage of the home buyer tax credits and incredible mortgage interest rates.
During Feburary, home sales were up by 17% compared with February of last year. They were also way up compared with January.
There are lots of new listings coming on the market every day, and a lot of homes going under contract in Cache Valley as well. This has kept our real estate inventory levels steady in a time of year when the number of Logan Homes for Sale usually rises.
